The ramp that heated through the summer holidays
Large office parks often have access ramps into their underground garages heated by resistance wires in the floor, so delivery trucks don't slip in winter. In one Prague complex, the thermostat on such a ramp broke. Instead of switching on only in freezing weather, it heated 24 hours a day. Spring, summer and autumn.
The whole complex paid around €80 thousand a month for energy. A loss of 50 to 80 thousand a month hid reliably inside that number, and nobody noticed until detailed metering began.
The tank nobody looked at
A similar story from an office building: a fire water tank for the sprinklers sits in the basement, and a thermostat is supposed to heat it only in freezing weather so it doesn't freeze. After a fault, it heated non-stop. It may have run like that for months, maybe years, because nobody goes down to check the basement and the tank's consumption vanished into the building's total.
The price of this one component: roughly €800 a month. The fix: a new thermostat.
Why the invoice won't show it
Both faults have one thing in common. The invoice arrives once a month and shows one big number. That number moves with the weather, operations and prices, so an extra few tens of thousands doesn't stand out. Accounting has nothing to compare against, and the technician never sees the invoices.
And that's the key problem. A single fault looks like small change. But experience from real sites shows that once these small things add up, they make 15 to 20% of monthly energy costs.
How these faults get found
The recipe is boring and reliable: measure consumption over time, not just its monthly total. Constant consumption overnight, on weekends or on holidays is almost always suspicious. A building that's "asleep" has no reason to draw tens of kilowatt-hours every hour.
